The Exchange is a mixed-use community combining the highest quality affordable and market-rate housing with unique public and private amenities, creative office space and catalytic community retail. Representing a new way to live, work, and play in Salt Lake City, The Exchange is also a transit-oriented development maximizing green and sustainable design, anchored by mixed-income Avia apartments, the 100% affordable Mya apartments, The Shop – a 30,000 square-foot creative workspace – and 15,000 square-feet of community-focused retail, including The Local Market and Bar, a 7,000 square-foot food hall.
The Exchange features 412 studio, one-, two, and three-bedroom residences with an emphasis on quality design, amenities, and a prime location along the TRAX line in the heart of the Downtown core. Included are affordable apartments for households ranging from 40%-80% AMI (throughout Exchange), addressing affordability needs and nurturing entrepreneurial and diverse economic growth in Salt Lake. The design maximized density beyond what would have been conventionally achievable and created an incredible new and innovative public art scene in Salt Lake City. The impressive architecture and extensive artwork, including large-scale public murals and fascinating local art pieces, sparks design creativity and serves as an example of innovation expectations for new projects to come.
Domain used a creative package of financing and incentives to create 184 affordable and moderate-income units (45% of the total units) in a neighborhood where affordable housing would otherwise be infeasible. In addition, by creating a mixed-use development, The Shop and the long-term commercial tenants increase the financial viability of the development, while providing increased resources and amenities to the neighborhood. Sustainability measures lowered housing costs for residents, amenities provided excellent livability, and the community engagement made for better lives and livelihoods of residents and members of the Exchange.
