HearthSide Club Lafayette is a 125-unit, mixed-income housing community for seniors aged 62 and older. The community is home to residents with an extremely broad range of incomes: 20 percent of residents earn incomes at or below 50 percent of the area median income (AMI), 40 percent are at or below 60 percent of the AMI, and the remaining homes are leased at true market rents to residents with unrestricted incomes. The development was made possible by an innovative public/private partnership among OneStreet Residential, the Charlotte-Mecklenburg Housing Partnership, the city of Fayetteville, SunTrust Community Capital, Community Housing Capital, and the Georgia Department of Community Affairs. HearthSide Club Lafayette is the first project funded with tax incentives through the city of Fayetteville’s Tax Allocation District program.
The community is situated on roughly 5.6 acres (2.3 ha), and the residents have access to numerous community amenities and resources along the Lanier Avenue corridor. The property is part of a neotraditional, master-planned community along 110 acres (44 ha), consisting of single-family residential units, a hotel, a public amphitheater, abundant open space, and multifamily apartments.
According to a June 2019 article in the Atlanta Journal-Constitution, by 2040 one in four Fayette County residents will be 65 or older. The county’s current population is 110,000 and the median age is 44 years old. Per July 2019 census data, over 18 percent of the population is 65 or older. By championing communities like HearthSide Club Lafayette, the city of Fayetteville is not only acknowledging that forecast but is proactively addressing the needs of seniors on a restricted income.
As such, the building has a partnership with Jewish Family & Career Services that operate the on-site Wellness Center, based upon its newly developed “Age Well” program, in coordination with OneStreet’s resident activities programs, to help residents live healthy, vibrant, engaged, and connected lifestyles. Other amenities include the following: a two-story community room connected to an event kitchen; an outdoor courtyard with resident garden beds, grills, outdoor dining areas, a bocce ball court, and a covered veranda; a laundry room; and a bike storage room with community bikes for residents.
The property is sustainable and energy efficient, having received both EarthCraft Community and EarthCraft Multifamily certification in October 2019.
