The Zuellig Building is an office development designed as a rental property for multi-tenant use, completed in 2013. From its inception, the strategic intent of Bridgebury Realty Corporation, the owner, was to bring green architecture and world-class office infrastructure to the Makati City central business district (Metro Manila, Philippines). The building was to be more than a conventional high-rise of glass, concrete and steel; the owners aimed to comply with the highest standards of design, quality and sustainability.

The building stands on a spaced 8,285 square meter site with a total rentable area of 57,600 square meters. The building’s superior features and finishes include floor-to-ceiling, double-glazed curtain wall panels, 16 high-speed elevators, a daylight dimming system and CO2 sensors to regulate indoor air quality. Each floor can be subdivided into eight units and is designed to provide tenants with flexibility and efficiency.

The owner and the project team strictly followed the guidelines of the U.S. Green Building Council’s LEED rating system to ensure that the building complies with international standards of “green” architecture, construction methodologies and resource-efficient operations. In July 2013, the USGBC awarded the building certification under its LEED rating system, for Core and Shell, at Platinum level.
