Why the Carruth
Located on a dense .8-acre urban site, The Carruth was the first transit oriented development in Massachusetts and involved a unique public/private partnership between Trinity Financial and the Mass Bay Transit Authority (MBTA). Developed under a very complex financing structure, The Carruth helped to revitalize a blighted area of Dorchester by converting an asphalt paved parcel used by the MBTA, into a new mixed-use/mixed-income development; offering 116 units (42 market/74 affordable) and 10,000 sf of ground floor retail. As originally conceived, the master plan devoted insufficient space to the creation of a viable residential parcel given the adjacent usage by the T’s light rail. The solution proposed by Architectural Team, architects of record, involved relocating the antiquated trolley loop to the southern end of the site to free up 20% of additional space required to feasibly move forward with the design of The Carruth. Partnering with the architecture firm for the transit project*, the inter-modal rail configuration was modified.
