425 Grand Concourse is a 26-story, 277-unit mixed-use, mixed-income project located in the Mott Haven neighborhood of the Bronx. A premier example of sustainable design, the project currently stands as the largest Passive House-certified multifamily development in North America and will consume 70% less energy than a conventional housing project. The project units are affordable to households at a wide range of incomes (from below 30% to 130% of AMI), with 28 units designated for formerly homeless households. All 276 residential units (excluding the super’s unit) are income-restricted, with 193 units deemed permanently affordable under NYC regulatory requirements.
The project’s design and finishes showcase an attention to detail comparable to luxury market-rate developments – with resident access to a comprehensive package of amenities, including laundry facilities on every floor, bicycle storage, a fitness center, an outdoor recreation deck, outdoor rooftop garden, and community rooms. In addition to much-needed high-quality affordable housing, 425 Grand Concourse provides the community with a 29,000 square-foot City University of New York (CUNY) educational facility, a healthcare facility, a cultural space, a locally-operated supermarket, and a community comfort station.
