Sixty London offers premium office space in a unique design, featuring roof terraces, impressive entrance lobbies and retail/restaurant space. Delivered alongside the restoration of the viaduct, the project stimulated wider regeneration of this important district. In May 2013, AXA Real Estate prelet the entire 210,000 sq. ft. office to Amazon, working closely to integrate its fit out with the final construction phase. The letting concluded a two-years plan to reposition this project into a prime mixed used scheme to attract new types of occupiers into the City.
AXA Real Estate acquired the site, known as Bath House, in late 2010 and worked very closely with the architect KPF to refine the existing planning consent; increasing the floor area and substantially improving the design and lettability, as well as the scheme’s energy performance. The project also included the faithful rebuilding of one of Holborn Viaduct’s historic stone gatehouses. The project was commenced in early 2011 at a time when there was virtually no other commercial development being started in the City of London and was a mark of AXA Real Estate’s confidence in its underwriting. AXA Real Estate rebranded and marketed the project as Sixty London, appealing to a diverse tenant base.
