The Lewis Center’s Decarbonization Program focuses on climate mitigation, making the business case for green buildings by tying reductions in carbon emissions to increases in asset value, and accelerating decarbonization and the journey to net zero for the real estate sector. The Lewis Center is leading the charge organization-wide to drive movement on ULI’s Mission Priority on decarbonization and net zero, which focuses on impactful work that aims to transform communities worldwide.
Decarbonizing real estate is not just about sustainability—it is a smart investment. By aligning climate action with financial performance, ULI’s Decarbonization Program helps real estate owners, investors, and developers understand how lower emissions translate to higher property values, reduced operational costs, and future-proofed assets.
A Multi-Level Approach to Decarbonization
ULI’s Decarbonization Program operates across multiple levels—district, asset, portfolio, and industry—to accelerate climate solutions and industry transformation. Achieving net-zero carbon emissions requires a structured and actionable roadmap. ULI presents a six-step process guiding the real estate sector toward decarbonization.
The journey starts with energy efficiency as the most cost-effective solution for carbon reductions and then prioritizes on-site renewables, followed by green power through the utility grid coupled with building electrification. Owners can then balance any remaining emissions with off-site renewables, renewable energy credits (RECs), and carbon offsets. Additional strategies include engaging tenants to reduce their emissions and reducing embodied carbon in building materials. ULI’s Decarbonization Program provides research, tools, and convenings to help members progress towards these goals within every aspect of the journey.
