REAL ESTATE 101 CERTIFICATE

ULI’s Real Estate 101 Certificate: (Finance, Development, and Proforma) is designed to provide residential real estate professionals, career changers, public officials, early career professionals, and those in support and business development roles within the commercial real estate industry with the knowledge, technical terminology, and basic skills necessary to understand development, investment and valuation decisions.

The certificate, which is provided based upon an assessment following completion of three online courses, provides a fundamental understanding of commercial real estate finance and investment, pro forma analysis, and the development process.

The certificate program includes 20+ hours of instruction conducted through convenient online programming, affording students the flexibility to learn in a way that works for them.

Following the completion of the series, a short proficiency exam will be made available for students wishing to earn the certificate. Students must pass the exam in order to receive the certificate. Students may take an exam up to three times before having to repeat the program.

Introduction to Real Estate Finance and Investment

Developed for non-finance professionals, this online program provides a broad and solid introduction to the basics of real estate finance and investment. Held over four sessions, with an additional online introduction to refresh students on the basics, the course will begin with a review of basic financial concepts and analytical tools. After that the program will examine how real estate investment opportunities are analyzed, and how they are financed. The course will acquaint students with fundamental real estate finance terms and concepts including: time value of money, risk-return tradeoff, capital stack, financial leverage, and waterfall structure. Using examples and Excel spreadsheet, it will demonstrate important calculations in real estate finance and investment, such as internal rate of return (IRR), mortgage amortization, and property valuation. This course is recommended for non-finance real estate professionals who wish to gain a basic understanding of real estate finance that also will help them get more out of their professional interactions

Introduction to the Real Estate Development Process

Real estate development is a complex and iterative process that relies on the skills, efforts, and knowledge, of multiple professional disciplines to be successful. This new ULI program presents the basic elements of the real estate development process in a convenient online format. Delivered over six sessions, this program is designed to introduce to public and private sector professionals, the fundamental steps and analyses that developers and other professionals engage in during the real estate development process.  The objective of the series is to provide a broad understanding of the development process from building a project budget to valuing raw land before purchase, to finance concepts used by lenders.

Introduction to Pro Forma Excel Modeling

The program is geared toward individuals who have never completed a pro forma from scratch. It begins with an overview of financial modeling and introduces/reviews a variety of Excel functions that are commonly used in building pro forma. Starting from a blank spreadsheet, students will receive step-by-step instructions in building the components of a financial model, including uses and sources of funds, mortgage amortization, cash flow projections and property reversion. At the conclusion of the last session, participants will have completed their own investment pro forma and will have gained a new appreciation for how valuation and investment decisions are made.

All courses are available on-demand and students will have access for 60 days from the date of registration.
