The project transforms 215,000 square feet (20,000 sq m) of excess warehouse space at an operating paper mill next to the San Jose Airport into the corporate offices, a high-end showroom, and regional distribution space for One Workplace, the nation’s largest Steelcase furniture distributor. The development team used a condominium map approach to subdivide the 24-acre (9.7 ha) site into a 15-acre (6 ha) site for the paper mill to continue operations and a new nine-acre (3.6-ha) site for One Workplace. The design uses “touch points” that guide customers and users through the space.

The buildout represents an example of how Silicon Valley creative space requirements can be achieved in older buildings through adaptive-use development.
