Aldrich 51 is a LEED Silver, mixed-income workforce housing development, located in Austin’s Mueller Redevelopment Community, a 700-acre award-winning mixed-use urban village located just three miles from downtown. The development’s seamless integration through both building design and unit finishes allows residents with 30% AMI or 100% AMI to live side-by-side, including 10 units for Permanent Supportive Housing.
Aldrich 51 was developed by DMA Development Company, LLC, an Austin-based, female-owned development company. DMA was selected by the Mueller Redevelopment Community’s master planner, Catellus, to develop this innovative community to predominately serve working families and individuals, many of whom are employed at service and retail establishments in the Mueller area. DMA worked with area employers to build a network of local employees, many of whom receive discounted market-rate rents.
The Mueller mixed-use development features a wide range of single-family homes, condominiums, affordable housing options, parks and trails, retail amenities, a major children’s hospital, and commercial office space. As such, Aldrich 51 residents can walk or bike to more than 50 places of employment and numerous retail and recreational amenities, allowing them to live, work and play within the same community.
Aldrich 51 features a variety of unit types and orientations. Units form the street edge with stoops, and others overlook a beautifully landscaped courtyard or rain garden. At street level, the uses are primarily residential with amenity space, administrative offices, and 3,500 square feet of retail, which has been leased to a pediatric dentist. The mix of units includes 38 studios, 88 one bedroom, 106 two bedroom/two bath, and 8 three bedroom/two bath apartments.
Apartments include a full appliance package and washer/dryer hookups. Indoor amenities include a community room with kitchen for gatherings, a training classroom which doubles as a space for resident and community meetings, Wi-Fi, coffee lounge with library, fitness studio, media lounge, business center, and laundry facilities. The courtyard features a large swimming pool, along with covered lounge seating and outdoor grills. The abundance of nearby parks in the Mueller community serve as a valuable resource for the children living at Aldrich 51.
In November 2018, the USGBC honored Mueller and the public-private partnership between the City of Austin and Catellus Development Corporation with its prestigious 2018 Leadership Award, an annual recognition of those at the forefront of the green building movement.
