    A new report on the future of the office by the Urban Land Institute (ULI) and The Instant Group finds that while offices are here to stay, the sector is in ‘a full state of flux.’ Analysis from the global research report delves into the challenges around changing occupier behaviour and broader macroeconomic trends impacting the office sector. The research also highlights the exciting opportunities that these challenges present to landlords to reposition their assets to meet the new standards of comfort, flexibility, and efficiency.

    Key findings from the report include:

    • Only 14% of occupiers believe their existing workspace portfolios align completely with their business objectives
    • 62% of office landlords expect a decrease in capital values with the current valuation model
    • Less than 2% of asset owners feel they have the required capex to respond to occupier and ESG legislation-related requirements

    Simon Chinn

    Vice President Research & Advisory Services, Urban Land Institute - Europe

    Simon recently joined the Urban Land Institute (ULI) as Vice President, Research & Advisory Services, where he is responsible for managing its innovative research agenda covering the key issues shaping the future of the real estate industry including climate change and sustainability, investment and development trends and shifts in demography and technological change. Prior to joining ULI, Simon specialised in research on global cities and real estate for Grosvenor, one of the world’s largest privately-owned international property businesses. Simon’s role involved undertaking analysis on global city developments to inform the company’s long-term strategy and thinking on cities. He has undertaken major research projects on megatrends for real estate, examining topics such as urbanisation, demographic change, digital disruption and climate change. Simon also has previous experience working in urban planning, economic development and strategic consulting for the retail sector. He holds an MSc in Urban Economic Development from The Bartlett Development Planning Unit, University College London.

    Remco Daal

    President, Canadian Real Estate, QuadReal Property Group

    Remco Daal joined QuadReal as President of Canadian Real Estate in June 2016. He focuses on the company’s domestic operations, including investment, development, and the management operation of the Canadian property portfolio. He was formerly the President and Chief Operating Officer of Bentall Kennedy in Canada, where he was responsible for overall Canadian financial and operating performance. Previously, he held senior positions with CIBC Development Corporation and a private Toronto-based development company. Remco holds a Bachelor of Commerce Degree from Wilfrid Laurier University, and a Master’s of Business Administration from European University. He currently serves on the board of Parkbridge Lifestyle Communities.

    Lisette van Doorn

    Chief Executive Officer, Europe, Urban Land Institute

    As chief executive of ULI Europe, Lisette van Doorn is responsible for the development of the Institute’s activities across the region, including its renowned pan-European conferences and over 250 local meetings and events across 14 countries. She is responsible for working with ULI’s staff both locally and globally to deliver more high profile content and reports; coordinating Advisory Services panels and Urban Plan; and expanding the Institute’s thought leadership across Europe. Van Doorn joined ULI in January 2015 from LIRE, her own consultancy business, which advises international institutional real estate investors and fund managers on strategy, organisational optimisation and portfolio structuring. Prior to this, van Doorn was country manager for CBRE Global Investors where she managed a €1.6bn portfolio of assets in Italy and fund manager of two shopping centre funds (€ 1.3 billion) with assets in Spain, Portugal and Italy. Before joining CBRE Global Investors, van Doorn was founding chief executive for INREV, the European association for Investors in Non-Listed Real Estate Vehicles for four and a half years. Van Doorn started her career at ING Investment Management, where she held account manager and assistant controller positions before being made managing director of research & strategy for ING Real Estate Investment Management Europe.

    Joe Brady

    Joe Brady CEO - Americas The Instant Group Joe is a 30-year industry veteran, currently leading the Americas business for The Instant Group, the global leader in innovative workplace innovation. Instant enables agility by advising clients, creating solutions and delivering outcomes. Prior to Instant, Joe was responsible for all aspects of Real Estate for Walgreens. The current $48 Billion portfolio is comprised of 10,000 retail stores (post Rite Aid real estate acquisition), office and industrial real estate totaling $3.2 billion in annual occupancy cost. Prior to joining Walgreens, Joe worked as a service provider (The Standard Group, later acquired by JLL), developer and retailer (Burger King, Hollywood Video). Joe is an active member of both ULI and ICSC, serving on the Government Relations Committee. Joe earned a Bachelor of Electrical Engineering from Villanova University and an MBA, with concentration in real estate finance and development from the University of North Carolina at Chapel Hill (Kenan-Flagler). Joe is married to Shannon and they have two children: Grace and Joey. Additionally, Joe is the Immediate Past Chairman of Lookingglass Theatre Company in Chicago. Lookingglass is a Tony-Award winning, McArthur Foundation genius-grant recipient organization started 30 years ago at Northwestern University.
