A Real Estate Entrepreneur Program

The small-scale development entrepreneur is presented with both opportunities and challenges. Of the myriad challenges facing the small scale developer, perhaps the most daunting is securing adequate financing to bring a project to completion. This can be especially true for less-experienced developers that lack a track record. This new ULI program will help you gain a better understanding of capital sources, and provide counsel on how to position your company and your project to secure needed capital.

Howard Kozloff is Managing Partner of Agora Partners. Agora Partners is an urban real estate investment, development and advisory firm working at the intersection of urban planning and real estate development and investment.

Prior to founding Agora Partners, Howard worked in both development and consulting, participating in opportunities ranging in scales, geographies and asset types. He has managed development and investment projects on behalf of small entrepreneurial firms, large public REITs and multi-billion dollar institutional funds.

Positions that Howard held include Director of HH Development Strategies and Director of Operations at Hart Howerton, an international planning, design and development advisory firm. In that role, he oversaw business, implementation and alternative investment strategies for projects ranging from mixed-use infill sites to mountain villages to coastal resorts. Prior to Hart Howerton, Howard was Development Manager at Santa Monica-based The Martin Group and, before that, at Macerich, a retail REIT. In both roles, Howard was actively involved in the acquisition, planning and entitlements of urban infill and retail properties. And, previous to Macerich, he was Project Manager at New York-based BRV Corp., focusing on urban neighborhood turnarounds through public/private partnerships.

Howard holds a Master of Urban Planning from Harvard University, a Master of Science in Real Estate Development from Columbia University and a Bachelor of Arts in Urban Studies and Design of the Environment from the University of Pennsylvania. Howard also served as an adjunct faculty member at the University of Pennsylvania, Columbia University and the University of Southern California, where he taught graduate and undergraduate courses in urban planning and real estate development. In addition, he has published over 50 articles and had over 25 speaking engagements in the areas of opportunistic planning and urban redevelopment.

Ms. Munshi is Co-Founder and Managing Partner of The CenterCap Group, LLC and heads the firm’s Relationship Management and Financial Sponsors Coverage efforts. In addition to numerous buy side and sell side advisory assignments, the firm has raised in excess of $300 million of equity for real estate companies nationally over the past two years.

Prior to forming The CenterCap Group, LLC, Ms. Munshi was Co-Head of M&A and a Senior Managing Director with CB Richard Ellis Investors (now CBRE Global Investors). She joined CBREI in July 2007 to co-head the build out of the firm’s M&A efforts. Ms. Munshi was charged with providing global advisory expertise in sourcing, structuring and executing entity-level real estate transactions, joint ventures, and acquisitions or recapitalizations of undervalued or distressed real estate investment and development companies and portfolios. Her role was expanded to focus on capital markets activities for CB Richard Ellis Investors’ discretionary funds globally. During her time with CBREI, Ms. Munshi sourced over $150 billion of potential investments for the firm’s capital sources and developed over 200 new relationships with third party capital providers. She also was actively involved in the firm’s global portfolio review process. Ms. Munshi was a member of CB Richard Ellis Investors’ Global Leadership Team, which oversees execution of strategies and best practices, and was a member of various task forces.

Prior to joining the firm, Ms. Munshi was a senior banker in the real estate investment banking groups at Lehman Brothers and Wachovia Securities where she provided mergers and acquisitions, strategic advisory, restructuring and capital markets transaction advice to public and private real estate companies. Ms. Munshi also has advised public and private companies in raising private capital for direct real estate investment strategies. During her career, Ms. Munshi has been directly involved with approximately $35 billion of advisory assignments and executed over $15 billion of common equity, preferred equity and debt offerings for public REITs and closed end funds.
Ms. Munshi holds a B.A. in Economics and International Relations from the University of Pennsylvania and an MBA in finance from Columbia Business School.

Charles TuCharles Tu

Tu is the Daniel F. Mulvihill Professor of Commercial Real Estate at the Burnham-Moores Center for Real Estate at the University of San Diego (USD). Tu joined the USD faculty in 2004 and was appointed the academic director of the Master of Science in Real Estate (MSRE) program in 2010. He is also responsible for the curriculum of the undergraduate real estate major.

Tu’s research covers a wide range of topics, including housing valuation, smart growth and the new urbanism, sustainable and green buildings, commercial mortgage-backed securities (CMBS), real estate investment trusts (REITs), multifamily housing, retail shopping centers, and real estate education. He has published in many academic journals and for professional organizations such as the Urban Land Institute (ULI) and the Mortgage Bankers Association (MBA). Tu was a primary investigator of research projects sponsored by government agencies, including the U.S. Department of Energy, the U.S. Environmental Protection Agency, the California Energy Commission, and the District of Columbia Government. He currently serves on the editorial board of the Journal of Sustainable Real Estate.

Tu earned his PhD in business administration from the George Washington University (GWU) in 1999. He received the Chartered Financial Analyst (CFA) designation in 2000 and became a LEED Accredited Professional in 2009. He is ARGUS Software Certified (ASC) for both ARGUS Valuation-DCF and Developer. Before joining USD, Tu taught real estate and finance courses at GWU and California State University and Fullerton.
