POSITION SUMMARY:
ULI is seeking an experienced professional to lead the ULI Indiana District Council, focused on serving our members in central Indiana. The position reports to a Vice President of District Councils based at our headquarters in Washington, D.C., and to a local volunteer chair who is appointed on a two-year rotating cycle. District councils have a large degree of flexibility in how they operate, and the Director manages the district council’s performance to meet ULI expectations while meeting local needs and operating capacity. The Director works with a volunteer local Management Committee as well as part-time contractors as needed, currently an Events Contractor and a Marketing Communications Contractor.
Indiana district council staff and contractors work in a fully remote environment; however, the applicant will be required to reside in the Indianapolis metropolitan region.
SPECIFIC RESPONSIBILITIES:
- Lead and manage ULI Indiana in five core functional areas:
- Membership development and member engagement
- Business administration and communications
- Program development and management
- Event planning and management
- Finance and fundraising.
- Oversee all District Council Program areas, in conjunction with local volunteer co-chairs/committees. These include the following:
- Event series for education and networking, including Signature Breakfast events, ULI On Location project tours, and an annual Real Estate Trends event.
- Member affinity groups, including a Young Leaders Group for members under 35 and a Women’s Leadership Initiative for female members.
- Programs designed for a more direct community impact, currently including:
- a Technical Assistance Program offered to local governments, neighborhood groups, and private clients;
- a training program called UrbanPlan offered in community-facing workshops and to university classes; and
- a Real Estate Diversity Initiative class for women and people of color to accelerate their careers in the industry.
- Manage the business of ULI Indiana, providing for its fiscal health and sustainability.
- Develop the annual budget (roughly $250,000), work within ULI guidelines, and manage the budget.
- With the volunteers, raise revenue to support the district council’s operations. Currently about two-thirds to three-fourths of the local budget is raised through local corporate sponsorships.
- Recruit and manage appropriate volunteers to do the work of the district council.
- Ensure succession planning per ULI timelines and guidelines.
- Maintain and foster the ULI brand and culture in central Indiana.
- Positively represent ULI within the central Indiana land use and development community.
- Positively represent ULI Indiana in ULI national meetings, including both staff and members.
- Set and achieve goals for the district council consistent with the ULI mission, mission commitments, and mission priorities.
QUALIFICATIONS:
- Bachelor’s degree preferred.
- Minimum 5-7 years of related experience; relationships in the central Indiana real estate and land use community.
- Professional demeanor, courtesy, and communication skills.
- Business acumen to understand and manage district council metrics for membership, engagement, and finances. Ability and flexibility to develop and implement new strategies as needed for success.
- Flexibility/ability to react quickly to time-sensitive needs and in fulfilling a range of needs from strategic to tactical.
- Community-minded; seeing central Indiana as an ecosystem and understanding/appreciating both urban and suburban issues; and both private- and public-sector roles in community development.
- Humility and patience; comfortable effecting change indirectly.
- Ability and willingness to work independently, as well as in collaboration with local ULI volunteers, part-time ULI Indiana contractors, ULI headquarters staff, and partner organizations in the central Indiana land use and development community.
- Commitment to diversity, equity, and inclusion.
- Willingness to learn and use a wide array of technology platforms used by ULI (for CRM, event management, websites, email systems, payment and budget systems, internal reporting, and so on).
- Availability to attend local meetings and events before or after normal business hours, as needed.
- Ability to travel within Indiana for ULI Indiana events and meetings (usually within Marion County or surrounding counties).
- Availability to travel to ULI national meetings roughly four to five times per year (trips of two to four days’ duration).
- Work environment, communications, and supplies; ability to:
- Secure a workspace appropriate for video calls and meetings, with adequate wi-fi speed and no interruptions or excessive noise.
- Maintain an appropriate ULI Indiana mailing address (P.O. box or other).
- Maintain a ULI Indiana phone number (ULI does not supply a cellular telephone to employees).
- Use a computer provided by ULI within their specifications, that will be supported by ULI’s IT staff as needed.
- Provide space/storage for certain ULI Indiana property ranging from stationery and reports to event supplies to UrbanPlan Lego kits and video monitors.
- Experience running a volunteer organization preferred.
- Experience with planning and managing events preferred.
- Experience with digital marketing such as website management and email marketing preferred.
