77H is a new residential and retail mixed-use development near Union Station developed by The JBG Companies, in partnership with the Bennett Group. The project is combination of 303 apartments and retail, including one of the first urban-format, full-service Walmart grocers in Washington. The community-driven plan turned a gravel parking lot into an attractive building that integrates well into the existing neighborhood while bringing new living and shopping opportunities to the community and strengthening the urban corridor. The top four floors of 77H are apartments with a mix of studio, one-bedroom, one-bedroom den and two-bedroom residences, many with views of the two landscaped and well-appointed interior courtyards. Residents enjoy a rooftop pool in addition to a three-season splash pool and sundeck with outdoor kitchen and grilling stations; an entertainment zone with flat-screen TVs, built-in bar, shuffleboard, foosball, billiards, and gaming; and a two story fitness center with separate yoga/stretching room.

One of the first projects in DC to comply with its Inclusionary Zoning regulations, 77H added to the existing supply of affordable housing by delivering 26 affordable dwelling units with Class A apartment finishes for families or individuals making at or below 80% of the area medium income. Located in an area of DC that has long been underserved by grocery stores, the project is anchored by a 75,000 square-foot Walmart with a full-service grocery store including fresh fruits and vegetables and a deli. The project team overcame many site-specific design challenges to create an urban, mixed-use building by elevating Walmart to the second floor, which allowed the ground floor to include 10,000 square-feet of neighborhood-serving retail fronting H Street, including restaurants, a coffee shop, a bank, and a dry cleaners.
