Why Accident Fund Holdings
The Christman Company, a 118-year-old full-service construction firm, assembled a team to redevelop the site on which stood a dilapidated, out of commission power station and connected to a city parking deck. Discussions with previous client, Accident Fund, led to the discovery that the insurance company wanted to remain in downtown Lansing, Michigan, but would soon outgrow their original location. Christman completed a feasibility study for the historic preservation and repurposing of the power plant, a landmark with an uncertain future, for higher-end office use. Once the structural analysis revealed that the 227,000 s.f. former Ottawa Street Power Station could support the loads associated with a corporate headquarters space, a new floor plate layout was established and a public/private partnership was assembled to create a financially feasible project. The seven-acre site is now home to the original structure, a 105,000 s.f. addition and 1,000-space parking deck. The $182,000,000 project is a true testament to the power of partnership.
